What $5 Million Buys in East Hampton Today

Five million dollars is unquestionably a luxury-home budget. But in today’s East Hampton real estate market, what that money buys can change dramatically within just a few miles.

At this price point, buyers are often making a choice between three things: the house, the property and the location. In some areas, $5 million can buy new construction, six bedrooms, a pool and considerable acreage. In others, the same budget is largely about securing a coveted address and proximity to East Hampton Village or the ocean.

That difference is one of the most important things for buyers to understand about the East Hampton market.

Northwest Woods: Where $5 Million Still Buys a Lot of House

For buyers who prioritize size, privacy and amenities, Northwest Woods continues to offer some of the strongest value in East Hampton.

A current example is 147 Old Northwest Road, asking $5.295 million. The property offers 7 bedrooms, 8 bathrooms and approximately 7,178 square feet on 7 acres.

Another compelling example is 4 Settlers Landing Lane, currently asking $4.995 million. The newly constructed home offers 6 bedrooms, 6 bathrooms and approximately 5,020 square feet.

And at 370 Stephen Hands Path, currently asking $4.999 million, buyers are looking at approximately 6,388 square feet with 6 bedrooms and 10 bathrooms.

These properties illustrate something I tell buyers all the time: if your priority is getting a substantial house with room for family and guests, a pool, privacy and newer construction, your $5 million can go considerably further in Northwest than it will closer to East Hampton Village or the ocean.

Springs Is Having a Moment

Springs is another area where buyers can get considerably more house for their money.

At this price level, it is realistic to find large five- and six-bedroom homes, pools and newer construction—features that become increasingly difficult to obtain at the same price as you move closer to the Village or south of the highway.

I believe Springs is having a moment right now.

More buyers are recognizing that the area offers an opportunity to own a substantial Hamptons home without paying the premium associated with East Hampton Village and the ocean-side markets.

That said, the $5 million buyer is often very location-conscious. They may love the size and amenities available in Springs but still want to feel closely connected to the Village. That is where another part of the market becomes especially interesting.

East Hampton Village: The Luxury Is the Location

Move into East Hampton Village and the equation changes.

Here, $5 million is less about maximizing square footage and more about lifestyle.

One example is 117 Buell Lane, currently asking $4.445 million, with 4 bedrooms, 5 bathrooms and approximately 5,000 square feet.

At 44 Buell Lane, the asking price is $5.495 million for a 5-bedroom, 5-bath home of approximately 3,373 square feet.

These are very different propositions from what the same money buys farther north.

In the Village, buyers are paying for access: the ability to walk into town, bike to the ocean, enjoy restaurants and shopping without getting in the car, and own a home in one of the most established and sought-after parts of East Hampton.

For many buyers, that convenience and lifestyle are worth giving up square footage.

53 McGuirk Street: A Good Example of Village Value

My current listing at 53 McGuirk Street, offered at $3.75 million, is a good example of what makes the East Hampton Village market so appealing.

The property offers 4 bedrooms, 2½ bathrooms and approximately 2,400 square feet on half an acre, along with a gunite pool, lush mature gardens and a beautiful rear deck for entertaining.

But what really defines the value is the location.

The house is within walking distance of East Hampton Village, the train and the Jitney, while the ocean beaches are an easy bike ride away. It also has a strong rental history and has remained in the same family for close to a century.

This is exactly what many Village buyers are looking for: not necessarily the largest house they can buy, but a pristine, manageable property that allows them to fully enjoy the East Hampton lifestyle.

The Village Fringe May Be the $5 Million Sweet Spot

For buyers who want to stay close to East Hampton Village but also want more house and property, I often recommend looking just outside the Village boundaries.

This is one of my favorite areas for a $5 million buyer.

Streets and pockets around Hedgerow Lane, Cedar Court, Boxwood and Inkberry can offer an appealing compromise: proximity to the Village without paying quite the same premium for being within the most sought-after Village locations.

The current market supports that strategy.

For example, 9 Briarsweet Lane is asking $5.495 million and offers approximately 6,013 square feet with 4 bedrooms and 6 bathrooms.

That is substantially more house than buyers typically receive at a similar price in the heart of the Village.

For someone who tells me, “I want to be close to the Village, but I still want a great house and property,” the Village fringe is often one of the first places I look.

South of the Highway: $5 Million Becomes Much More Challenging

Cross south of the highway in East Hampton and the economics change dramatically.

For the buyer who wants a turnkey home south of the highway, close to the ocean, with a pool and a desirable property, $5 million is no longer a dependable entry point.

Occasionally something will appear in the broader $3 million to $6 million range, but buyers should expect compromises. A property may need substantial renovation, be a teardown, represent a land opportunity or have another characteristic explaining the lower price.

That scarcity is itself part of the value.

In the prime south-of-the-highway market, buyers aren’t simply paying for a house. They’re paying for a finite amount of land in one of the most desirable residential areas in the country.

Amagansett Requires an Important Distinction

Amagansett is another area where buyers need to understand the difference between an address and a specific micro-location.

There are currently several Amagansett homes available between $3 million and $6 million.

For example, 88 Bluff Road is asking $4.5 million and offers 6 bedrooms, 6 bathrooms and approximately 3,437 square feet.

49 Gilberts Path, meanwhile, is currently offered at $5.649 million with 4 bedrooms, 5 bathrooms and approximately 2,548 square feet.

So it would be inaccurate to say that $5 million cannot buy a home in Amagansett.

But there is an important distinction.

Five million dollars may buy you an Amagansett address, but it generally does not buy the turnkey, prime south-of-the-highway ocean-side Amagansett property many buyers initially picture when they say they want to live there.

That distinction matters enormously.

At $5 Million, What Kind of Luxury Do You Want?

For me, this is the real question.

If your priority is space, new construction, six bedrooms, a pool and privacy, I would look closely at Northwest and Springs.

If your priority is walking to East Hampton Village and biking to the ocean, I would be willing to sacrifice some house in exchange for location.

If you want the best combination of house and location, I think the East Hampton Village fringe is particularly compelling right now.

And if your goal is a turnkey home south of the highway in East Hampton or prime ocean-side Amagansett, buyers need to understand that a $5 million budget may require significant compromise—or a larger budget.

This is why comparing Hamptons homes purely by price per square foot rarely tells the full story.

Two homes asking approximately $5 million may be only a few miles apart and represent completely different value propositions.

One may offer seven bedrooms and several acres. Another may offer a smaller house but put you within minutes of the ocean and East Hampton Village.

Neither is necessarily the better purchase.

The better purchase is the property that delivers the combination of location, lifestyle, house and long-term value that matters most to that particular buyer.

And in East Hampton, understanding those differences sometimes comes down not simply to the neighborhood, but to the individual street.
